These Terms of Use govern your access to and use of the website operated by Properoo Pty Ltd (ACN 690 086 189) (“Properoo”, “we”, “us” or “our”). By using this website, you agree to these terms.
Engagement of our paid audit services is governed by a separate standard contract between Properoo and the Client, which sets out the full commercial terms and conditions of engagement. Where there is any inconsistency between these website Terms of Use and that contract, the contract prevails for the services described in it.
1. About Properoo
Properoo provides private residential property compliance support reporting and related documentation for landlords, property managers and agencies, with a focus on Queensland (including the Sunshine Coast, Brisbane and Gold Coast).
2. Website content
Website content is general information only. It is not legal advice, financial advice, or a substitute for professional advice about a specific property or tenancy. Laws and standards can change; you should verify current requirements with authoritative sources (including the Residential Tenancies Authority and relevant Queensland legislation and codes) and your own advisers where needed.
3. Scope of service — important disclaimer
Properoo is not a licensed building inspector, building certifier, surveyor, engineer, electrician, plumber or other licensed trade (unless a particular engagement expressly states otherwise in writing and is performed by an appropriately licensed person).
- Our audits and reports are private compliance support tools designed to help clients identify maintenance and minimum housing standards issues, capture evidence, and organise practical next steps.
- Our reports are not a substitute for a licensed building inspection, pest inspection, structural assessment, electrical safety inspection, plumbing inspection, pool safety certificate inspection by a licensed pool safety inspector, or any inspection required by law for sale, lease, finance or insurance purposes.
- Where work requires a licence under Queensland or Commonwealth law (including electrical, plumbing, gas, structural or regulated pool barrier work), that work must be carried out by appropriately licensed contractors.
- Photo evidence and notes reflect conditions reasonably observable at the time of attendance. Hidden defects, areas not accessed, or conditions that change after the visit may not be identified.
- Ballpark costs and estimates (including in any Owner & Agent Report) are indicative only, are not formal quotations, and may differ from actual contractor prices.
- Agency Job Data outputs are provided as job-list style information for the client or their agent to use in their preferred maintenance software (including PropertyMe, Ailo or Tapi). Properoo does not operate the client’s software account and is not responsible for how third-party systems are used.
- Contractor Summaries are information aids for briefing trades. Properoo does not supervise contractors, guarantee workmanship, or act as the head contractor unless expressly agreed in a separate written engagement.
You remain responsible for compliance with the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) and related regulations (including minimum housing standards), workplace and safety duties that apply to you, and any obligations to tenants, insurers or regulators.
4. Australian Consumer Law
Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy conferred by the Australian Consumer Law or other applicable law that cannot be excluded. Where our liability can be limited, it is limited to the maximum extent permitted by law.
5. Acceptable use
You must not misuse this website, attempt unauthorised access to systems, introduce malware, scrape content in bulk without permission, or use the site for unlawful purposes.
6. Intellectual property
Website design, text, branding and materials are owned by Properoo or its licensors. You may not copy or reuse substantial content for commercial purposes without our prior written consent, except as permitted by law (including fair dealing).
Reports produced under a client engagement remain subject to the terms of that engagement and are for the client’s authorised use.
7. Limitation of liability (website)
To the maximum extent permitted by law, Properoo is not liable for loss or damage arising from your use of this website or reliance on general website content, including indirect or consequential loss. This does not limit non-excludable rights under the Australian Consumer Law.
8. Privacy
Personal information is handled in accordance with our Privacy Policy.
9. Governing law
These terms are governed by the laws of Queensland, Australia. Courts of Queensland and the Commonwealth of Australia may hear disputes arising from these terms, subject to any non-excludable consumer rights.
